Is now the time to buy?
When deciding to buy, timing is always a concern, especially now in a tough economy and with prices that are continuing to fall in some areas, flat in some areas, and showing signs of increases in yet another.
Despite all the gloom, however, there are growing indications that it is a good time to buy. Mortgage rates, which are in the 4.5 % range, according to Freddie Mac, are near 50-year lows. Homes have become more affordable than they have been in years: According to Moody's Analytics, the ratio of home prices to income is now 20.9% lower than the 15-year average through 2010 and 12.5% lower than the 1989-2004 average.
Historically Jackson Hole prices have maintained themselves or recovered over time and proven to show appreciation over the long-term. Waiting for 'perfect timing' or 'the bottom' often results in missed opportunities, because historically prices immediately turn upward when the market hits true bottom. At that time, it will be too late to take full advantage of the low interest rates and buying opportunities we are experiencing today. And though history does not provide certainty of future results, when a buyer gets over the psychological pricing hurdle and plans on at least a 2-5 year horizon, the Jackson Hole real estate market has almost always been consistently rewarded. We believe those who sit on the sidelines too long waiting for a 'better deal? or even lower pricing will spend the following years regretting that indecision and procrastination. The fact that only about 2 ½ % of the land in the Jackson Hole area is privately held, we are surrounded by National Parks, and Wyoming has no state income tax will always make Jackson Hole one of the best places to call home.
